JOB SUMMARY

As Director of Project Management in our Halifax Region, you will focus on CBRE's pursuit for corporate occupier clients requiring renovation, build-out, move management and other related real estate services.  In this role you will develop relationships, strategies, execution solutions, secure mandates, and assign resources, and oversee the delivery of real estate projects.  You will work closely with CBRE's Managing Director for Eastern Canada, the leadership team within the region which consists of business development and delivery personnel, and CBRE's Commercial Real Estate Brokers.

You will build and lead a team of highly specialized Project Managers who will deliver the services to mostly private clients. You will assemble proposals, develop pricing models, and present CBRE's PJM platform to clients.

You have a demonstrated business acumen, business development skills as well as proven leadership abilities in managing multi-disciplinary project delivery teams and staff.  You possess excellent verbal, presentation and communication skills, customer service and client relations experience, and have strong financial skills.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

Responsible to support LMA efforts in identification of new business opportunities, business development, client solicitation, proposal development, and presentations.

Contacts and interviews prospective clients to solicit project delivery contracts.

Works with CBRE Brokerage teams to develop and implement cross business selling opportunities

Develops relationships with potential clients and industry leaders in an effort to attain 'trusted advisor' status.

Participates and sometimes leads responses to Request for Proposals (RFP) including written technical responses, pricing strategies, and presentation preparation and delivery.

Administers contracts for project delivery services and participates in contract negotiations.

Reviews trade journals to remain informed of market conditions, trends, initiatives and legislation that may affect the real estate industry.

Provides strong leadership, technical guidance, coaching, support and project oversight to Project Managers and project delivery teams

Develops the initial implementation strategy on large mandates, taking the assignments to the point where Project Managers take over to deliver the project.

Responsible for accurate, timely status reporting.

Develops working relationships with client and vendors in a proactive and professional manner.

Participates in project meetings to provide guidance and direction to Project Management delivery teams and ensure appropriate strategic direction is set for each project plan.

Engages and interacts with Project Management delivery teams to develop detailed project plans, schedules and budgets to ensure the highest quality of output in accordance to project requirements. You are responsible for ensuring all project delivery teams apply CBRE's governance and control model to minimize risk to clients and CBRE.

Monitor project reporting, both status and financial, to ensure all project activity is tracking to plan and all milestones are monitored within a risk management framework.

Resolve escalated issues in collaboration with the business unit, client management team and other stakeholders in a timely manner to ensure project milestones are maintained.

Act as a single point of contact for regional Project Management delivery teams to collect and disseminate information. Apply corporate and client specific policies/procedures and ensure compliance to contract requirements.

Accountable for regional Project Management delivery teams and overall business objectives.

You will develop a virtual bench of potential candidates for future hire for all vertical markets.

Provides formal supervision to individual employees within a work unit and/or group.

Responsible for identifying training needs, tracking performance, coaching, and motivating direct reports. Provides input into hiring, terminating, compensation, and performance evaluation

EDUCATION and EXPERIENCE

Post Secondary degree or diploma, preferably in project management, architecture, engineering, interior design or business administration from four-year College or university and a minimum of 10 years of related experience and/or training.

Experience working on large national real estate portfolios/programs

Substantial experience with large tenant improvement projects, workplace strategies, engaging and overseeing design and contracting professionals.

Strong working knowledge of real estate development (municipal approvals, site selection, design development, etc.), programming, project planning, detailed estimating, scheduling, interior fit-up and base building construction techniques, critical systems infrastructure, systems furniture, leasing, contract administration, portfolio and program management.

Substantial experience at a contractual level in dealing with professional service providers such as architects, interior designers, engineering firms, construction managers, cost consulting firms, brokerage firms, general contractors and trades.

Experience with lease review and turnover as they relate to roles and responsibilities for project stakeholders.

Proven knowledge of all aspects of project management processes including estimating, tendering, scheduling, design drawing interpretation, construction practices, value engineering, tendering, design build, risk analysis, alternative procurement methods, SOX compliance processes.

Strong knowledge of building codes, occupational health and labor regulations.

Experience and ability to manage, train, cultivate and motivate PM talent within a fast paced and growing environment. 

CERTIFICATES

PMI-PMP and/or Six Sigma or a professional designation preferred, with a working knowledge of the PMBOK 'A Guide to the Project Management Body of Knowledge', Project Management Institute.

COMMUNICATION SKILLS

Must be enthusiastic and motivated with excellent relationship building skills.

Excellent written and verbal communication and interpersonal skills required.

Excellent interpersonal and communication skills to quickly develop client and supplier relationships in a rapidly changing environment.

Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.

Ability to motivate and negotiate effectively with employees and client groups to take desired action.

LEADERSHIP ABILITIES

Proven leadership abilities to recruit, motivate, manage and direct staff resulting in a consistent well managed service to the client.

Excellent time management / organizational skills to simultaneously handle and prioritize multiple projects for the team.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY


Strong analytical skills and ability to resolve problems by researching, analyzing, interpreting and applying a variety of strategies to complex issues

OTHER SKILLS and/or ABILITIES

Advanced skills with Microsoft Office Suite including MS Project.

Above average writing skills.
