Asset Manager Job Summary

LBX is a strategic investor, owner and operator of neighborhood and community shopping centers throughout the southeast US.  LBX owns a rapidly growing portfolio of >1.0mm SF located in five states (TN, GA, NC, SC and FL) with a deep pipeline of acquisitions. 

LBX Acquisitions is seeking an organized, results-driven Senior Asset Manager to join our investment management team.  In this role, the Sr. AM’s primary role will be to work with the  Managing Partners of the firm along with the leasing and property management team(s) to execute on the agreed upon strategic plan for each  asset.  This will include (i) optimizing cash flow, (ii) value enhancement for each asset (iii) managing and minimizing risks as much as possible, and (iv) acting as one of the key fiduciaries for LBX’s investors.  This candidate must be a strategically minded individual with strong interpersonal and quantitative skills with extensive experience managing  real estate assets through the entire hold period.

The job will be based in Atlanta, GA or Charlotte, NC.

Asset Manager Job Duties and Responsibilities:

• Help draft and develop short term and long term strategic plans for each property in LBX’s current portfolio including leasing, finance, capital programs and the ultimate disposition of each asset.
• Help draft and develop short term and long term strategic plans for each property in LBX’s acquisition pipeline.
• Work with the Managing Partners of LBX to execute on the strategic plan and individual strategic initiatives for each property in the portfolio.
• Develop an asset management plan specifically attuned to each asset, including leasing, capital projects, vendor contracts, etc.
• Work with the property management and leasing teams to complete annual budgets and reforecasts as needed for each property in the portfolio
• Work with property management to help reduce operating costs at each property.
• Work with property management and leasing to help execute on any construction and development of existing assets in the portfolio
• Work with accounting to review all financial reporting on each property in the portfolio
• Work with property management to assess capital needs at each property
• Assess and manage risks associated each asset in the current portfolio
• Monitor overall performance of assigned assets against established goals and benchmarks
• Work to maximize returns and minimize losses on all of LBX’s assets and investments
• Extensively research relevant markets and sub-markets to help determine optimal investment targets
• Stay abreast of market trends and patterns and work with the acquisitions team so that LBX can optimally choose and price investments
• Work collaboratively with LBX’s leasing, property management, investor relations and acquisitions teams to ensure LBX optimizes cash flow and value for its investors.
• Travel to property sites as needed to help execute on the property’s strategic plan.
• Work with the leasing team and legal to help negotiate leases
• Work with the property management team to negotiate and execute on vendor contracts
• Help with transparent communication with LBX’s investors and help foster and maintain positive investor client relationships
• Develop relationships with local owners/operators/brokers to help source off market transactions.

Asset Manager Requirements and Qualifications

• Bachelor’s degree in business, finance or related field
• MBA preferred
• 5+ years successful asset management experience
• Strong financial background with significant knowledge of real estate
• Highly computer literate and proficient in Excel
• Excellent project management skills
• Analytically and strategically minded
• Skilled negotiator
• Extremely organized and detail-oriented
• Adept communicator both orally and written
