Multifamily Renovation Manager

Metropolitan Properties owns and operates multifamily communities in several key growth-oriented U.S. markets.   Presently, we have an opening for a Multifamily Renovation and Apartment Turnover Manager, based in our corporate office in Boston.  This is an opportunity for a self-starter who works well independently in a fast paced environment.


Principal Responsibilities:


Renovation and Apartment Turnover Supervision


  • Renovation projects include apartment renovation and turnover of multifamily properties as well as conversion of space to multifamily use.
  • Coordinate and oversee multiple projects in multiple locations with overlapping completion dates.
  • This will require travel to projects in multiple cities and the need to be on site at these projects for extended periods of time.
  • Ensure completion of projects on time and on budget.
  • Schedule delivery, ensure security of materials and maintain product inventories.
  • Oversee Contractors & Sub-contractors to maintain standards of quality, safety and minimize disturbances for existing residents.

 

Developing Scope of Work

  • Assist in the design and development of the scope of work for each project.
  • Capability and experience working with Architects and Engineers on large scale projects with multiple design build elements and value engineering opportunities.
  • Ability to review existing conditions at large scale multifamily properties and determine need, scope of work and pricing for capital improvements.

 

Bid Solicitation and Contract Negotiation

  • Knowledge and experience working with contractors and various trades.
  • Ability to understand the local market for contractors, sub-contractors in various trades.
  • Work with Contractors and Sub-contractors to price and negotiate multiple projects in multiple markets.
  • Negotiate contracts, requisition and purchase approved materials for projects.

 

 Capital Improvement Budget

  • Knowledge and understanding of financial budgeting for capital improvements for operating multifamily properties.
  • Ability to maintain budget controls and cost consciousness throughout the life of Renovation projects.

 

 

Facilities Background

 

  • Knowledge and understanding of certain components associated with facility operations, including mechanical replacements and upgrades, elevator modernizations, roof replacements, etc.

 

 

Invoice Processing

  • Receive, approve and process invoices, purchase orders, change orders in a timely manner.
  • Must be familiar with AIA contracts, lien waivers and the preparation and processing of requisitions for funding.
  • Must be able to adhere to and consistently enforce Company policies.

 

Qualifications:

 

  • Rehab Experience and Multi Family Renovations is a must!   Candidates without this experience cannot be considered.
  • Bachelor's degree or higher
  • Computer skills in Windows, Excel, Microsoft Projects
  • General knowledge of local town, city and state building codes and permit process
  • Understanding Financial Budgeting Process, timeline management, estimating, bidding and contract execution
