SUMMARY OF POSITION:
The Facilities Manager performs a variety of duties to ensure all systems are functioning properly, routine maintenance performed, monitoring, and trouble-shooting as required to keep the center Uptime at 100% to treat patients.
JOB RESPONSIBILITIES:
- Ensures compliance with all Occupational Safety and Health Administration rules (OSHA) while carrying out maintenance functions.
- Conducts regular inspections to ensure the upkeep and maintenance of all areas of a facility.
- Ensures the proper operation of all electrical units and systems in the facility via power quality meters and personal inspections. (Main Switch gear, feeder panels, emergency generator and all ATS's)
- Monitors, tracks, and records incoming utility power quality to the facility to help ensure life and usability of the equipment.
- Keeps records and uploads to facility files all of the maintenance and service activities undertaken in a facility.
- Places orders for spare parts and equipment for replacement and ascertaining the proper approvals and documentation of the same.
- Synchronizes and schedules work processes with other departments of the center to ensure time efficiency.
- Oversees the installation, repair, and upkeep of the property, including machines, mechanical systems, buildings, and other structures.
- Communicates directly with the operations departments to coordinate maintenance and repair work in process areas.
- Implements programs and procedures required to ensure facility cleanliness and safety.
- Monitors operation and controls facility equipment and systems via building control systems.
- Reviews the operation of plant equipment and systems constantly, to minimize unplanned downtime, anticipate/solve problems in a timely manner, and to identify opportunities for improvement.
- Maintains a computerized maintenance management system (CMMS) for tracking work orders, spare parts, and maintenance history of facility equipment and property.
- Maintains safety, health, and environmental policies and procedures.
- Manages, records and reports readings from utility power consumption meters for all Provision tenants.
- Responsible for oversight with any problems with the facilities, structures, and systems.
- Fields and responds to all alarms 24 hours a day, 365 days a year. (Fire, Metasys, and Tracer Summit)
- Manages, assigns, logs, and issues keys for all facilities
- Coordinates and communicates with Corporate on Tier 2 troubleshooting support needed
- Coordinates and notifies Corporate of any issues and problems to be proactive and maintain Uptime
JOB SPECIFICATIONS:
- High school diploma or GED required
- Associates Degree in Engineering or Mechanical field, preferred
- 3-5 years of working knowledge of mechanical tools, knowledge of electrical systems, plumbing systems, and mechanical systems in a commercial setting.
- Ability to troubleshoot and work under tight deadlines.
- Experience with hand and power tools.
- Ability to work independently with minimal supervision and guidance.
- Ability to lift up to 70 lbs. and climb ladders.
