JOB PURPOSE/SUMMARY:
The function of the Development Division is to create value through development & re-development projects and manage the development process from concept to completion. The VP of Development is responsible for effectively managing and directing, both the personnel and individual portfolio associated with the capital investment & development in company assets. In addition, the Vice President is also responsible for driving the project vision, oversight of the proforma modeling, income and expense assumptions, and accurate cost reporting and projections. The Vice President of Development consistently provides ownership, senior management, business partners, customers, and third-party service providers with the highest quality of service, communication, support and direction possible.
ESSENTIAL DUTIES and RESPONSIBILITIES:
- Oversee the Development functions and deployment of capital for an assigned market.
- Reports to the Senior Vice President of Development.
- Support HCP’s Business strategy by working closely with the Acquisitions, Design, Construction, and Leasing Divisions to drive value through development and re-development.
- Lead both internal and external project teams.
- Provide critical investment recommendations based on accurate market analysis, financial feasibility, underwriting, and comparative/ alternative market returns.
- Assist with financing strategies and securing project financing.
- Obtain necessary internal and external approvals, including internal Investment Presentations and external Entitlements and Permits.
- Accountable for implementing and managing development process from concept design to project completion.
- Effectively communicate and accurately report project cost and status information, as well as substantial changes to scope, budget or delivery.
- Provide monthly project financials and cost projections.
- Identify and mitigate development risk within the market.
MINIMUM QUALIFICATIONS:
Education Bachelor's Degree or equivalent Experience and/or Training

- Minimum of five-ten plus years hands-on, direct experience in real estate site selection, acquisition, development, construction, leasing, management, financing, and sales.
- Exposure to the evaluation and remediation of environmental risks.
- Excellent client-service and negotiation skills.
- Demonstrated success in building consensus among constituencies with conflicting goals.
- Highly motivated individual who can work with considerable independence.
- Strong commitment to a team-oriented approach.
- Willingness to travel up to a minimum 10 days a month.
- Strong written detail and organization to effectively communicate with the Senior Vice President of Development, Company President and Management Team
- Willingness to travel as needed.
