Purpose
liaise with building contractors.
Essential Functions
Assisting with the preparation of capital and operational budgets (making repair recommendations and providing a quote for inventory and operational)
Communicate all property and tenant issues to Property Management, Operations Manager, and Operations Supervisor
Ensure all Building Systems are operating normally and efficiently (HVAC, Electrical, Plumbing, Air Handling, Water, Mechanical)
Monitor and log physical operations of HVAC, Electrical, Plumbing, controls and Life Safety systems (fire alarms, security access systems, sprinklers, fire hoses)
Ensure that HVAC systems and the maintenance (particularly preventive maintenance) of HVAC systems, Building Automation systems, Electrical/Mechanical systems, life safety and fire alarm systems are being addressed, to ensure buildings are maintained at the highest levels
Responsible for performing preventive scheduled maintenance, corrective, emergency and environmental maintenance on Building systems and equipment
Respond to tenant service calls in timely, positive and professional manner to the satisfaction of the tenants.
Troubleshoot problems within building systems to identify the cause of failure and determine course of action/implement appropriate solution including recommendations to Management
Oversee and provide guidance to Day Porter in Building Operations
Supervise contractors and ensure they are working within the Building Rules and regulations and are following Health and Safety regulations
Primarily stationed at a specific building but may be required to work at different locations in the area as required
Perform Tenant and Other requests through the Angus system.
May perform other building operational functions as necessary
Perform other duties as assigned
QUALIFICATIONS

High school diploma or general education degree (GED) and a minimum of one year of related experience and/or training.
May require valid driver's license.
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
Ability to calculate simple figures such as percentages.
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills.
OTHER SKILLS and/or ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
