JOB SUMMARY

The Leasing consultant is the property’s sales representative whose primary duties are to greet guests, to professionally present the features and benefits of their assigned community and properly secure lease agreements from qualified persons in accordance with the company policy and procedure. The leasing consultant provides high quality resident service and strives to make current residents feel welcome and comfortable in their community.

 

Essential Job Functions:

Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.

 

Marketing/Leasing

  • Thorough knowledge of lease terms, specifications and all community policies.
  • Greets guests, qualifies, determines needs and preferences, and professionally presents community and specific apartments while communicating features and benefits.
  • Follows up on all guest, internet and phone traffic. Maintains guest follow up file.
  • Accurately quote prices; maintain a 40% closing ratio
  • Courteous customer service, excellent telephone techniques, good customer communication, and distributes move-in gifts
  • Inspects models and “market ready show apartments” vacancies daily to ensure cleanliness. Inspects new move-in apartments three days prior to move-in date.
  • Maintains a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet.
  • Answers incoming phone calls and handles each call accordingly, whether it is a guest call, irate resident, service request, etc. Transfers calls to Assistant Community Manager or Community Manager when appropriate.
  • Creates internet marketing ads and keeps information current and follows up on internet and e-mail leads.
  • Assisting the Community Manager in gathering and compiling current market and economic information and preparing competitive and market analysis and market trends.
  • Contributes ideas to the manager for marketing property and for improving resident satisfaction.
  • Conducts weekly marketing outreach in conjunction with the monthly marketing outreach plan.
  • Develop and maintain an on-going resident retention program under the direction of the Community Manager.

 Administrative

  • Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Prepares miscellaneous resident communication as needed.
  • Reviews and completes all lease paperwork including related addenda and collecting signatures and accepts rents and deposits.
  • Completes Guest Card information form on all guests, sends thank-you notes and performs follow-up.
  • Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies.
  • Inventories office supplies on periodic basis. Reports needs to Community Manager.
  • Organizes and files appropriate reports, leases and paperwork.
  • Responsible for proper maintenance of all resident and property files
  • Attends company meetings when requested.
  • Assists Community Manager and Assistant Community Manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.

Eligibility Requirements:

  • High School graduate minimum. College degree preferred.
  • National Apartment Leasing Professional (NSLP) desired.
  • Sales experience, preferably in the apartment industry.
  • At least six months leasing experience in the apartment industry
  • Excellent leasing/marketing skills
  • Thorough knowledge of Fair Housing laws
  • No workday restrictions (Saturdays will be required)
  • Yardi, Epay, AVID, SafeRent, and Vaultware (or Internet Marketing Tools) preferred
  • Bi-lingual preferred
