Office Position Description:

The Analyst will report to the Vice President of Office Asset Management and will focus primarily on monitoring and reporting asset level performance, identifying potential issues, and assisting the VP with asset business plan development and implementation for Starwood’s U.S. office portfolio.

Specific responsibilities include:

  • Performing property and portfolio valuations and return analyses;
  • Assisting with the preparation of property business plans, operating and capital budgets, and leasing strategy;
  • Conducting market assessments and making recommendations based on results;
  • Working on special projects including hold-sell analysis, evaluation of refinancing activities, and sector initiatives;
  • Monitoring business plan performance and reacting to correct any variances;
  • Reviewing development plans and development draws.
  • Interacting with joint venture partners and third-party service providers
Construction Position Description:

A unique opportunity for a bright individual to join our team in managing the construction of development projects. Through close mentorship with the VP of Construction, the role of a Construction Analyst/Associate is to coordinate and manage the successful execution of multiple projects from hotels to high rise office buildings across the country. This is a rare position to represent the ownership and gain unmatched exposure to all phases of development.

  • Building and maintaining relationships with all parties and stakeholders involved in the project to drive the project schedule and ensure a unified team approach.
  • Review and negotiate contracts ensuring that that project scope is understood by all parties involved.
  • Assist with change management, tracking change orders and delay notices related to the project. Providing value engineering efforts and construction feasibility of plans.
  • Reviews and tracks RFIs for cost and time implications and submittals for adherence to design intent.
  • Coordinating any necessary due diligence efforts on behalf of the internal team, project partners, and end users
  • Conduct regular construction inspections to monitor ongoing progress, adherence to plans, quality control and schedules. Partner with the general contractor as necessary to address issues as they arise and to maintain project schedule.
  • Diagnose and manage risk on the project and find solutions to address issues/problems while maintaining a unified team to implement the solution.
  • Receive and disseminate critical information to stakeholders impacted by information including, but not limited to, schedule changes, construction concerns, city/code issues, budget variances, etc.
  • Manage the project closeout which includes walk throughs with members and managing punch lists and the warranty process to ensure a smooth and successful closeout.
  • Develop, prepare and maintain all reports required to ensure the project is in compliance, on schedule, and on budget.
Development Position Description:

The Development Analyst will focus primarily on monitoring and reporting asset level performance, identifying potential issues, and assisting Managers with existing asset business plan development and implementation.

Specific responsibilities include:

  • Performing property and portfolio valuations and return analyses;
  • Conducting market assessments and making recommendations based on results;
  • Working on special projects including hold-sell analysis and evaluation of refinancing;
  • Interacting with joint venture partners;
  • Monitoring business plan performance with particular focus on budget and schedule performance and reacting to correct any variances;
  • Reviewing development plans

Qualifications:

  • 1-3 years relevant experience preferred, including: real estate acquisitions, asset management, construction management/budgeting, operations, or finance.  Office experience a plus
  • Strong communication skills (both written and oral)
  • Development and/or real estate cash flow modeling experience   
  • Strong quantitative and technical/computer skills (including proficiency in Microsoft Excel and ARGUS)
  • A true self-starter capable of accomplishing complicated tasks with limited supervision
  • Bachelor’s degree in real estate, finance, business or related area and/or an MBA in real estate or finance
