Fort Capital is seeking a Senior Level – Asset Manager who will be responsible for driving value and the decision making for their assigned commercial property portfolio by overseeing leasing, 3rd party property management, capital improvements, TI, reporting to executive leadership, and any overall execution of the business plan. 

This candidate will report directly to COO.


The portfolio consists of commercial assets, which include Class B Industrial (single & multi-tenant), Urban-Core commercial (office / retail), and other Class B Office/Flex assets.

Candidate will be assigned a portfolio of approx. 750,000 sq ft, consisting of roughly 100 tenants (ranging from 1,000 – 200,000 sq. ft in size). 

Key Responsibilities

  • Formulate and execute strategies to maximize asset performance through knowledge of real estate markets and value-add opportunities.
  • Develop and implement, through third-party leasing and property management teams, property-level strategies for leasing, operations and capital expenditures
  • Select and manage third-party leasing and property management teams to maximize property performance; visit properties on a regular basis to oversee operations and on-site staff
  • Work with in-house and third-party development teams to oversee all aspects of value-adding developments and major renovations
  • Develop, present, and execute comprehensive annual business plans and budgets for each asset.
  • Review financial reporting and variance analysis and coordinate with property management teams to ensure that financial statements are accurately presented.
  • Monitor monthly asset-level cash flow and cash flow forecasts; develop and communicate optimal cash distribution strategies
  • Provide regular asset- and portfolio-level financial and operational performance updates to internal executive leaders and external partners.
  • Advise and support the acquisition team on underwriting and due diligence efforts for new investment opportunities.
  • Manage the takeover of new assets and ensure a smooth and successful transition into the portfolio.
  • Serve as a point expert in each market where assets are located, with a strong knowledge of competitive properties, the development pipeline and other economic drivers that could impact asset performance; provide periodic market updates to internal executive leaders and external partners
  • Perform asset-level valuation reviews as needed, including gathering market data, reviewing property performance and measuring each asset against its plan
  • Develop and communicate optimal exit strategy recommendations
  • Coordinate and execute successful asset dispositions.


REQUIRED EXPERIENCE, SKILLS and TRAITS

  • Results-driven professional with 10+ years of experience in asset management of large and complex commercial real estate assets
  • Significant experience managing and leading leasing and property management teams
  • Understands how to manage budgets and execute on capital budgets and TI allowances
  • Solid understanding of real estate valuation and investment underwriting
  • Strong computer skills including proficiency with Microsoft Office – Excel, Word
