Housing Associate

Summary of Essential Functions, Duties & Responsibilities

The principal activity of this position will relate to the execution of various tasks in development and asset management. Using independent judgment and discretion, the Housing Associate will apply subject matter expertise to analysis and provides recommendations for final approval. Develop packages for internal and external parties for approval and funding for project development opportunities and refinancing projects. Take responsibility for completion of all tasks for real estate development transactions and assure that they are completed accurately and on schedule. Create and modify documents for the Housing Development Loan Committee (HDLC) Development Review Committee (DRC). Analyze state QAP’s and NOFA’s for development finance options and procedures. Creating and modifying communication and finance documents for state and local governments, banks and private foundations. Work with National Services and Affiliate Operations, Finance, Legal, Tenant Services and Asset Management staff to ensure a successful transition following acquisition or development. Assist with the analysis of funding, tax credit, or bond commitment documents for accuracy.

Assist with the analysis of documents and follow-up with governmental agency, state housing finance agency, mortgage lender or HUD to assure that documents are acceptable. Review closing statements and documents and recommend approval. Work with development directors on lender, bond issuer, and syndicator closing checklists.

 

Knowledge, Skills and Abilities

Bachelor’s degree required with graduate degree preferred. 1 to 3 years of related experience and/or training; or equivalent combination of education and experience in real estate development, operations, asset management

Fair Housing, property management, asset management and various affordable housing programs, including, but not limited to the low income housing tax credit program, tax exempt bond financing, and subject matter expertise in HUD agreements. Extensive working knowledge of real estate pro forma data, sophisticated real estate documents relating to use restrictions, debt, equity and grants, plus have a command of the real estate closing process, along with an expert knowledge of housing finance programs related to debt, equity and grants and how to bring them together for successful capital structures. Expertise in extracting data from financial statements and applying them to program requirements. A proficient understanding of real estate tax programs is also required. Interpersonal skills necessary to effectively work with other groups and team members to meet assigned objectives. Good interpersonal skills to work with others. Ability to communicate clearly both in writing and verbally. Sound and accurate judgment with an ability to support and explain reasoning for decisions Includes appropriate people in decision-making process; and ensure timely decisions are made. Must be proficient in Microsoft Office (Word, Excel, PowerPoint) and MRI Investment Central. Ability to work flexible hours and travel is required.
