The Role and Responsibilities

The Real Estate Asset Manager is responsible for creating and overseeing customized asset management strategies for investment properties owned by Gemini Rosemont.   The position will be based in Los Angeles, California.

The responsibilities of the Asset Manager include, but are not limited to:

  • Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance
  • Work closely with in-house and third party property managers and leasing brokers to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis, and approvals
  • Act as liaison between leasing brokers, property management and building ownership
  • Work with leasing brokers in assigned markets to maximize rental rates, velocity, and net absorption for the assets.
  • Coordinate the preparation of budgets and quarterly forecasts between property management and leasing.
  • Work together with analysis team on asset level analysis, including implementation and quarterly updates of Argus models, valuation models, and annual business plans.  Provide asset management leadership which helps to justify strategy course corrections and changes during the asset hold period up to and including post-divestiture.
  • Manage cash flow, distribution analysis and investment projections.
  • Prepare and distribute periodic asset management reports to ownership.
  • Provide pre-acquisition input and assistance in due diligence process, including review of financial and operational assumptions.
  • Manage coordination of post-acquisition activities and integration of asset into the firm’s ownership portfolio.
  • Detailed understanding of local market conditions, creation, and update of presentation tools for investors, correlating the market statistics to the strategic direction and financial assumptions of the Gemini Rosemont Portfolio.
  • Detailed understanding of joint venture structures, financial models, calculation and modeling of multi-tier waterfall and promote structures. 
  • Assisting the Investment Manager in quarterly evaluation of actual returns compared to underwriting projections.
  • Work with the Investment Manager to oversee a pipeline of dispositions of smaller assets in the Gemini Rosemont portfolio.
  • The Asset Manager will, from time-to-time actively mentor property managers, analysts, and associates to enhance their skill set and support their career progression and paths.
  • The Asset Manager will maintain and continuously enrich their own personal in-depth knowledge and awareness of both macro as well as micro regional and local market trends and influences, competitive space & services, consumer demographics, and demand drivers.
  • The Asset Manager will actively support and participate in the adoption, proper use, and refinement of systems serving Gemini Rosemont and Investment Management functions.

 

 

Qualifications

Candidates will have deep knowledge of:

  • Argus and other similar tools for assessing the financial impact of acquisitions, sensitivity analysis, impact to leasing, cap-ex, and market trend assumptions, etc.
  • Best practices for asset strategy and operations executed at other institutional-grade organizations known for outstanding performance within this business space.
  • Use of metrics and hard data from which to extrapolate and analyze effectively.
  • Real estate office transactions as well as and broker and other third-party agreements.
  • Analyzing problems, projecting consequences of proposed transactions and implementing recommendations that support asset goals and objectives.
  • Communicating clearly and concisely, both orally and in writing.
  • Managing and organizing multiple projects and assignments.
  • Establishing and maintaining effective working relationships with others.

Candidate Profile

  • Must have a bachelor’s degree in finance, accounting, mathematics, economics, statistics, real estate finance or related disciplines.
  • Five to seven years of experience as a transactions specialist or asset manager with a commercial real estate organization.
  • Must have excellent modeling skills and demonstrated advanced experience working in both Microsoft Excel and Argus.
  • Ideal candidate will have a combination of strong written/verbal communication skills and a demonstrated high attention to detail.   Must work well as part of a team and take ownership in projects.
