Title: Asset Manager
Endeavor () is a commercial real estate talent agency providing high touch recruitment services throughout California and major western US cities. Endeavor has engaged with an entrepreneurial, growing office real estate investment firm and operator to recruit for an Asset Manager to join the team. This is a unique opportunity for asset management professionals to join a great team and find new challenges in their career.
The Asset Manager will be responsible for the overall posting of assets as well as the enhancement of cash flow and asset value. The asset manager will lead efforts to develop and execute on asset management business plans to meet investment objective, negotiate leasing terms and provide direct oversight of construction projects.
Some of the core responsibilities include:
- Negotiate new leases, deal amendments, buy-outs, and extensions
- Create investment, annual operating and capital budgets for the assigned portfolio of assets
- Work with architects and construction professionals to develop renovation budgets and provide direct project management oversight to construction renovation
- Develop, produce, and maintain accurate and complete required reporting of the highest quality to lenders, external investors, partners, and senior management
- Thoroughly analyze the impact of lease transactions and capital projects on property value (discounted cash flow analysis) and cash-on-cash returns
- Assist in acquiring properties and capital transactions including accurately and thoroughly complete transition-related tasks including, but not limited to developing budgets, reviewing leases, reviewing offering memorandum, responding to lenders to resolving underwriting questions, reviewing loan documents, and running models to show budget implications
- Track market trends and asset investment performance
- Coordinate and communicate with investment partners regarding periodic reporting and decision making.
- Local and some overnight travel to existing properties in assigned markets.
- Complete special projects, as required
The ideal candidate will have experiences that include:
- Bachelor’s degree (B.A. or B.S.) from a four-year college or university in economics, finance, accounting, mathematics, or related field
- Minimum of 5-7 years of overall direct commercial real estate asset management experience, preferably with an operator or equity provider.
- Experience with lease negotiations and maintaining strong broker relationships preferred
- Advanced proficiency in Microsoft Excel and complex financial modeling software programs such as Excel and ARGUS.
- Experience with large construction projects required.
- Ability to solve problems and work in a fast-paced environment with minimal supervision and prioritize, organize, and delegate responsibilities.
- Strong work ethic with proven management, interpersonal, and team building skills.
- Some design and project management skills highly recommended.
- Highly organized with good time management.
- Excellent oral and written communication skills.
- Ability to travel as needed.
