Must be familiar with the HUD 221(d)(4) process and be able to grow a network of HUD developers and lenders. The position will identify transactions where Middleburg can invest alongside a HUD 221(d)(4) loan, underwrite the potential investments, negotiate letters of intent, conduct due diligence, and coordinate the closing of these transactions. The investments will be structured as preferred equity behind the HUD 221(d)(4) construction to perm loans. The company anticipates investing approximately $100 million annually throughout the United States. The candidate should be (i) knowledgeable regarding the risks/benefits associated with the different components of a capital stack and (ii) able to effect a smooth transition of newly closed investments into the existing portfolio of HUD 221(d)(4) investments managed by the Asset Management Group.

Overview
Middleburg is expanding and seeks a Vice President of Investments to source opportunities for a newly formed joint venture that will deploy $200 million over the next two years. The joint venture will invest alongside multifamily developers using HUD’s 221(d)(4) construction loan to develop projects throughout the country. The Vice President will source opportunities through their network of developers and HUD lenders that are processing HUD applications. This position will act as a deal manager and interface with all aspects of the investment process, including sourcing, underwriting, conducting due diligence, and closing. There will be daily interaction with Middleburg principals and executive staff. The position will provide the right candidate the opportunity for advancement and will require travel.
Responsibilities
Responsibilities for the position include, but are not limited to the following:
- Source investment opportunities to provide preferred equity as a part of the capital stack in development projects using the HUD 221(d)(4) loan;
- Initiate and maintain relationships with HUD 221(d)(4) lenders and borrowers;
- Interact with HUD lenders and borrowers to facilitate the closing of the HUD 221(d)(4) construction loans, including Middleburg’s investment;
- Support the legal team in structuring and documenting Middleburg’s investment;
- Provide weekly reporting on the pipeline regarding deal flow;
- Transfer investment to Middleburg Asset Management once the HUD loan is closed and funded; and
- Shepherd potential deals through the Middleburg Investment Committee process.

Requirements
The ideal candidate will have a bachelor’s degree (MBA or Master’s in Real Estate preferred) and a minimum of 5 years experience in multifamily investments or lending. Strong knowledge of MS Excel, Word, and PowerPoint is required. The ideal candidate will have strong interpersonal and analytical skills.
Compensation
Compensation is commensurate with experience and includes excellent incentives tied to performance and a quality benefits package that includes health and dental insurance, 401(k), short- and long-term disability insurance, and life insurance.
