The Construction practice provides a full array of construction services on all projects within Jonathan Rose Companies.The Senior Construction Project Manager role (SCPM) is designed to bring dedicated construction knowledge and support to Jonathan Rose Companies’ acquisition and renovation portfolio. Working mainly with the development and acquisition practice groups, the SCPM will serve as the lead manager of design consultants and third-party construction managers/general contractors regarding scope, design, and construction issues. The SCPM will work closely with development and acquisition project managers, project accountants and other internal staff to manage the project from inception through completion.

Primary Responsibilities Include:

  • Provide pre-development/pre-acquisition advisory services on construction related items such as: post-acquisition renovation scope of work, budget, phasing, and logistics. Candidate must have the ability to read and understand project proforma as prepared by the Development staff;
  • Develop and adhere to overall project schedule from site due diligence through acquisition, construction, and stabilization;
  • Work with in-house team of project managers during pre-construction to create initial project scope, budget, and schedule;
  • Review construction budgets prepared by outside Construction Managers/General Contractors to support competitive pricing and confirm internal pricing assumptions;
  • Manage value engineering process;
  • Assist in plan review to ensure conformance to Jonathan Rose Companies’ standards, scope of work objectives, and identify constructability issues;
  • Solicit proposals, de-scope, and award contracts to Architects, Engineers, and Contractors;
  • Understand typical professional service consultant and GC/CM contract terms and have the ability to assist in major contract negotiations and contract preparation;
  • Serve as construction period representative (with onsite support from a Jonathan Rose Companies team member) for projects located in multiple states throughout the US;
  • Attend site project meetings as the Owner’s Representative as needed;
  • Provide on-site support for timely completion of projects, including monitoring inspections, submittals, change orders, requests for information, construction change directives, commissioning, schedule and construction quality;
  • Coordination of project close-out, warranty work, and transition to asset management;
  • Review contracts, contractor requisitions, change order and draw requests; and,
  • Ensure adherence to budget, schedule, and design goals/standards
  • Track actual costs against budgets and update cost projections and risks monthly.
