The Rice Management Company (RMC) is a team of 25+ investment and operations professionals who provide fiduciary stewardship over Rice University’s $5.8 billion endowment portfolio. The goal of the RMC is to provide a stable source of funding for current university operations and to preserve and grow the purchasing power of the University’s endowment to benefit future generations of students. The team at RMC is responsible for overseeing asset allocation, the selection and termination of investment managers, monitoring the performance of the portfolio, and reporting to the RMC Board of Directors. The real estate portfolio includes investments in real estate funds, joint ventures and directly owned properties.
Position Summary:
The Real Estate Analyst provides quantitative and qualitative analytical support for the Real Estate team including designing complex financial models used to make leasing, acquisitions and development/re-development decisions, performance monitoring, performing market research and ad hoc analyses, and special research projects. The Real Estate Analyst reports to the Investment Director – Real Estate and is responsible for ensuring the processes for analyzing investments in directly-owned real estate assets operate effectively.
Education Required: Bachelor's Degree
Experience Required: 2 years related experience in the office, multi-family or retail real estate industry, preferably with financial experience
Skills Required:
- Demonstrated quantitative and analytic skills.
- Expertise with Microsoft Office Suite, Internet research and Argus software.
- Must understand and review real estate documents (Leases, loan documents, rent rolls, etc.)
- Advanced knowledge of real estate accounting and underwriting principles
- Good written and oral skills.
- Ability to work in a small team environment.
- Self-motivated, passion for learning.
- High moral character.
Description of Job Duties:
- Create complex financial modeling of commercial real estate transactions
- Interface with operating partners to diligence underwriting or perform lease analysis
- Help manage due diligence process
- Prepare investment memorandums
- Prepare detailed sales analysis
- Review quarterly asset reporting and liaise with University accounting as needed
- Manage valuation process annually and as needed
- Review annual budget for JV and directly held assets
- Create and maintain model of entire Real Estate portfolio
- Perform various other types of analysis, research, financial modeling, and special projects
