We are currently searching for a Director of Operations to be based in our Boston office.  This position requires the ability to travel for multi-days visits to our locations in other states on a regular basis.

The following list of job requirements is not exhaustive and may be supplemented or changed as necessary.

  • Provides for the administration of all activities related to the physical operation of assigned properties including operations, engineering, cleaning, repair, remodeling, parking, security and landscaping
  • Manages the day-to-day fiscal activities of the property including invoice approval, general ledger review, accounts receivable management, accounts payable management, operations analysis and budget management
  • Provides information and direct input in major fiscal activities including business planning, budget preparation and financial planning
  • Manages the leasing activity of the property portfolio.
  • Develops and maintains positive tenant relations
  • Controls all emergency procedures including establishing plans, implementing practice, monitoring equipment and executing the plan in live emergency situations; interacts with local fire department to ensure proper procedures
  • Acts as a team member with all employees of the corporate office as well as at the property level.
  • Complies with the policies and procedures of the company.
  • Establish a financial and operating reporting structure based on company’s property management software.
  • Must understand strategy and budget and maintain good relations with external clients.
  • Prepare property evaluations and reports
  • Complete reviews of CAM

  • Ability to integrate analysis of data to discover facts and/or develop knowledge, concepts or interpretations with poise and diplomacy
  • Demonstrate ability to assess return on investment as it relates to leasing, operating expenses and capital improvement decisions.
  • Self-motivated to investigate new procedures and systems that will reduce operating expenses while maintaining customer satisfaction
  • Must have expertise on commercial lease, commercial property operations and business development.
  • Successfully lead a commercial property from acquisition through disposition with leasing strategies and great ability to execute
  • Ensures staff compliance with all Federal, State and local building codes, regulations and ordinances

Qualifications:

  • 7+ years commercial real estate;
  • Previous experience in role of asset management helpful
  • 3-5 years’ experience leasing management and/or portfolio management.
  • MRI/Yardi or other property software experience a must.
  • 2-3 years Supervisor skills.
  • 2 years of directly related management experience with profit and loss responsibility is required

Education

  • BS/ BA in Business, Finance
  • MBA a plus
