The Asset Manager will be primarily involved in the Company’s Retail portfolio consisting of institutional retail real estate ranging from regional malls to lifestyle and power centers.  Some Residential oversight may also be needed. The Asset Manager’s primary role will be to provide a high level of client service reporting and oversight.

Responsibilities will include:

 

  • Work with and manage operating partners.
  • Work directly with property managers, leasing and sales agents, attorneys and other professionals.
  • Maintain and provide high level of client reporting.
  • Improve the reporting aspects of managing the portfolio.
  • Perform monthly investment reporting.
  • Monitor performance of portfolios on a monthly basis and resolve questions and issues from investors on a timely basis.
  • Perform cash flow projections and quarterly returns for fund roll-up.
  • Prepare and present regular performance reports to senior management.
  • Examine and analyze lease proposals.
  • Review and negotiate contracts, leases and agreements.
  • Recommend for approval all major decisions, leasing, capital calls, distributions, restructuring and financing.
  • Prepare memos in support of major decisions.
  • Perform all quantitative analysis, valuations and hold/sell strategies.
  • Lead any initiatives to address budget or business plan discrepancies.
  • Oversee preparation of annual business plans, operating budgets, leasing and sales strategies.
  • Proactively monitor performance, market conditions, variance and significant changes.
  • Review of internal and external appraisals and fair market valuations.
  • Assist acquisitions team with underwriting and due diligence as needed.
  • Attend meetings on behalf of owner on a frequent basis.
  • Supervise analysts.

 

Requirements:

 

  • Undergraduate degree required, with preference for advanced degree in finance or real estate.
  • Accounting background or familiarity preferred.
  • Minimum of 4 years relevant experience with institutional quality retail real estate, analytical and asset management. Accounting acumen a plus.
  • Experience managing operating partners and third party service providers.
  • Track record in preparing business plans, valuations, cash flow and return projections.
  • Demonstrated ability to produce reports with significant attention to detail.
  • Experience in retail leasing, TI construction, residential sales and rental.
  • Proven ability to analyze complex issues, devise strategies and make supportable recommendations.
  • Strong financial analysis skills with attention to detail.
  • Solid operational skills and ability to interface with a variety of professionals and investors.
  • Strong oral and written skills, ability to interface with a variety of professionals and investors.
  • Self-motivated, can work independently and multi task to meet deadlines.
  • Proficiency in M.S. Excel and Argus software critical including strong knowledge of detailed retail modeling.  Yardi, MRI a plus.
  • Speaking/understanding Spanish, a plus.
