JOB SUMMARY

  

This position is A visionary leader who understands the market for on-demand building services and how to maximize the financial return CBRE receives from its position as the AMS market leader in operating and maintaining corporate clients real estate portfolios. Manages resources to maximize customer satisfaction and improve productivity and profitability. 


 

RESPONSIBILITIES 

  

Thought Leadership:


  • A student of the landscape of the building services delivery market in AMS: major players by trade and geography, aggregation trends, M&A activities, profit margins, etc.

  • A student of market trends around service process automation tools (GPS/routing, workforce utilization, planning and scheduling, parts procurement, work documentation and billing), IOT/Analytics tools (trending, predictive analytics, etc), and packaging service with these tools to deliver new and differentiated client solutions.

  • In concert with other key business leaders, maintains currency with and anticipates labor trends and labor market dynamics around availability and labor pricing considerations.

  • In concert with other key business leaders, establishes the strategic direction of GWS/AMS with respect to self-performed on demand maintenance and repair services, including geographies, crafts or trades, productization (packages of offerings), technologies, specialty service offerings (e.g. chiller maintenance offerings), etc.

  • Maintains currency with all major Building Services industry groups, Building Services industry trends, and regulations

  • Leverages data analytics to drive opportunities around utilization and other opportunities. 

Business Operations Leadership:

  • Responsible for growing and managing the P&L of on-demand maintenance and repair services within GWS/AMS, offering services to CBRE s vast client base.

  • Leads the on-demand building services sales and delivery organization, including selection, performance management, and career mentorship.

  • Develops and leads expansion in geographies and craft/trade service offerings across GWS/AMS.  Analyzes service operations to identify potential customer/markets.  Implements required changes on pricing and gross margins.  Identifies market opportunities and works with the supporting management team for strategic implementation. 

  • In concert with other key business leaders, develops and internally sells strategies leading to organic growth and acquisition to achieve the agreed market vision.

  • Works closely with GWS Business Development and Account Management leaders to maximize self-performed on demand services. 


ESSENTIAL DUTIES & RESPONSIBILITIES

 

  • Ensures contractual agreements are in place and effective where on demand maintenance and repair services are delivered thru a GWS client relationship.

  • Ensures that CBRE is appropriately staffed to achieve timely and high quality service deliverables committed in those contracts. 

  • Facilitates, manages, tracks, and reports the status of all on-demand services to all subscriber accounts.  

  • Maintains a current and out year roadmap for expansion.

  • Executes robust business and technical reviews of potential clients in support of business development and ensures on-demand maintenance and repair deliverables are adequately detailed and staffed for all new business proposals.

  • Constantly evaluating cost/sell price options to maximize profit in complex environment with many variables.

  • Works closely with Sourcing Category Managers to evaluate new opportunities for self performed maintenance and repair services.

  • Creates, implements, and delivers annual financial and operating plans, profit and business forecasts. 

  • Develops, implements plans to comply and monitors standards of service operations.  Through the Ops Managers and Supervisors, audits the effectiveness of service operations and makes changes to improve performance and profitability. 

  • Performs other duties as assigned.

 

SUPERVISORY RESPONSIBILITIES
 

  • Manages business develop and service delivery leaders for on-demand maintenance and repair services.
  • Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
  • Monitors appropriate staffing levels and reports on utilization and deployment of human resources.
  • Leads and supports a remote staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
  • Leads by example and models RISE behaviors. 

QUALIFICATIONS

EDUCATION and EXPERIENCE


  • Masters degree in Business or Engineering; or equivalent related work experience.

  • Proven track record and minimum of 10 years experience in leading and growing large scale service delivery organizations.


  • Previous significant P&L experience required.

  • Deep experience leading and motivating a large, mobile workforce.

  • Ability to solve advanced problems and deal with a variety of options in complex situations.

  • Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment.

  • Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

 

OTHER SKILLS & ABILITIES


Direct experience with Facility Management outsourcing a plus.
